Avergage sold prices at the Las Olas Beach Club in Fort Lauderdale, Florida have remained steady at $400 per square foot for the last 6 months. Prices still remain at 2003 levels and are close to pre-construction prices at the Las Olas Beach Club. Please keep in mind that this average number excludes any of the higher floor C's, CR's, or D's that typically demand higer prices at the Las Olas Beach Club. I am speaking of the specific floor plans in the previous sentence and they can be found in the floor plan tab at the top of the home page of the website. Home price index shows 1st annual gain in 3 years!!!!! Home prices in February posted their first annual increase in more than three years. Home prices are up more than 3 percent from the bottom in May of 2009, but are still off 30 percent from the May 2006 peak. Is this the sign of times to come?

We often get asked the question, where are prices now at the Las Olas Beach Club? It seems as though prices are back to 2003 levels through out South Florida and it is no different here at the Las Olas Beach Club. There have been 10 closed sales at the Beach Club this year for an average of $430 per sq. foot. Two of the ten sales were penthouses commanding around $600 per sq. foot. If you take the penthouses out of the equation, the Las Olas Beach Club is averaging $400 per sq. foot which coincidentally were the average prices of the typical units back pre-construction in 2003.
